Yes, We are a licensed, C47 Mobile Home and Manufactured home Inspector. We generally get called when a home is for sale and the buyer has opened escrow. The buyer calls us and schedules an appointment to inspect the mobile home. Our total inspection on site takes about one hour and fifteen minutes. The mobile home inspector will take photos of everything during the inspection and take notes on a preprinted inspection checklist. The health and saftey items we check include: HVAC, windows, siding, awnings, plumbing, waste lines, piers, under carriage, electrical, roofing material, driveways, sidewalks, doors, flooring, subfloor, kitchen appliances, all plumbing fixtures, bath tubs, faucets, dishwasher, all electrical outlets, ceilings and walls, steps, porches, sheds, gas meter, electrical panel.
Once the mobile home inspection is complete, the inspector will review the entire inspection and show the buyer the pictures. The mobile home inspector will personally show the buyer the items that may need repair and answer any questions. Once the inspector leaves the mobile home, a 9 page typed health and saftey report, per title 25 is prepared and emailed within 24 hours. The photo report will come in a separate email along with photo descriptions and estimate cost of repairs.
